What moves the number

The range assumes a typical Perth sand pad with straight access. These are what push a job to the top of it, or past it.

  • What is under the surface. Rock or deep fill turns half a day of digging into two, and never shows from the street.
  • Levels and drainage. A fall to build, or water that needs somewhere to go, is prep before any concrete turns up.
  • Engineering and soil reports. Some builds need an engineered slab, specified by others and priced by others.
  • Council crossover permits. The verge belongs to the council, and their paperwork sets that price, not us.

Which is why the site visit is free, and why the written quote is the number that counts.

How this estimate works

No mystery maths. Your range is the going Perth rate for your finish, multiplied by your area, adjusted by job size. Small jobs carry fixed costs, crew, delivery and setup, across fewer metres, and big pours spread them thin. Here is the whole formula we use.

Job size adjustment
Area Rate Adjustment
under 20 m2 Small works rate x 1.25
20-29 m2 Compact job rate x 1.15
30-79 m2 Standard rate x 1.00
80-149 m2 Large area rate x 0.95
150 m2 + Volume rate x 0.90
Finish rates (per m2, incl. GST)
Finish Range
Plain and coloured $75-110
Liquid limestone $85-115
Exposed aggregate $115-155
Honed or polished $160-210

This is an estimate, not a quote. It assumes a typical Perth sand pad with straightforward access and standard 100mm residential thickness (125mm where you've ticked vehicle use). Rock, deep fill, drainage, engineering requirements and council crossover permits are extra. We confirm everything with a free site visit and a written fixed quote, and the written quote is the number that counts.

The more you tell us early, the closer we can get

The estimator's range is honest, but it can't see your yard. Email photos and any detail you have to tenders@flowform.au and we'll come back with a firmer quote within 24 hours, subject to final site inspection.

  • Phone photos of the area

A couple of wide shots of the space and the access to it.

  • Rough dimensions

Length and width paced out is plenty, or the m2 from the estimator.

  • Site plans or drawings

If your build has plans, send them. Levels and drainage answer themselves.

Straight answers

Is the online estimate a quote?

No, it's an estimated range built from real Perth rates for your finish and area. We confirm the final number with a free site visit and a written fixed quote, and the written quote is the number that counts.

How far ahead are you booking?

The current booking window is shown at the top of every page and on the estimator. Weather can shuffle pour dates by a few days, so we confirm your slot 48 hours ahead.

Do you do small jobs?

Yes. Under about 20 m2 a $2,500 minimum applies. That covers the fixed costs every pour carries, crew mobilisation, concrete delivery and setup, whether it's 8 m2 or 80.

What's included in the price?

Minor site prep on a typical Perth sand pad, SL72 steel mesh, the pour and finish, control joints, sealing on exposed, honed and limestone finishes, and site cleanup. Demolition and bulk earthworks are priced separately, they vary too much between jobs to bundle in. Excavation surprises like rock or deep fill, engineering reports, council crossover permits and drainage runs are extra, and we flag everything at the site visit.
